Episode 3 frame rate issues?

Has anyone else had issues with the frame rate with episode 3 ?

I have a decent rig that handled the other episodes at a constant 60fps with everything turned up but this one chugs at the intro and even at the main menu. Not sure why.

I have a:

X4 Phenom 955 3.2 GHZ
AMD HD 5770 1GB
4GB RAM

Anything I can do to get it to run like the other episodes? I tried restarting my PC and no dice. :(

EDIT: Now that I'm testing stuff, Episode 1 and 3 have horrible frame rates and Episode 2 runs silky smooth...Whaaa?

    I scaled down the anti aliasing and it runs smoothly now. I find it hard to believe that I can't run this game maxed out when I can run Crysis 2 and The Witcher 2 on high settings (it drops it a good 25 frames...geez), but at least its running better now I guess. :(
